At ThreeForm Architects, we believe that a well-structured process is key to delivering great design with minimal stress. Architecture is a journey, and we guide our clients through it with a clear, user-friendly, and collaborative approach. We take the time to understand your needs, ensuring that every decision is well considered—because rushing leads to mistakes, and mistakes cost more than getting it right the first time. As the saying goes: “slow is steady, steady is smooth, and smooth is fast.”
Our process is designed to be approachable, efficient, and transparent. We embrace technology to bring clarity to our work, going beyond traditional 2D drawings to produce 3D visualisations, high-end CGI, and virtual walkthroughs, so you can fully understand your design before a single brick is laid. This ensures that what we envision together is exactly what you’ll get.

We follow seven stages of work that have been set out by the Royal Institute of British Architects [RIBA]. With many years of experience designing homes, we have refined this process so that it is specific to the nature of our specialism.
At every stage, our focus is on making the process clear, enjoyable, and stress-free. We believe great homes are built on strong partnerships—and that starts with a smooth, well-managed journey from day one.
01 + Prep and Brief
Before any design work begins, we take the time to understand you, your lifestyle, and how you want to live. This helps us develop a detailed, personalised brief that guides the entire project.
We’ll discuss budgets, feasibility, and timelines while considering key aspirations like quality, sustainability, and flexibility. A site visit allows us to document the context, capturing photographs and key information.
We also arrange topographical and measured surveys to provide accurate site data. From this, we create a 3D site model and detailed survey drawings, forming the foundation for the next stages.
02 + Concept Design
This is where the design starts to take shape. We refine the brief and explore how your aspirations translate into architectural form. You’ll see initial sketches, floor plans, and a 3D model, helping you visualise the early concept.
We also discuss procurement routes—how and by whom the project will be built—while ensuring practical elements like structure and services are integrated from the outset. Key consultants are often appointed at this stage to support the design process.
Engaging with planners early can be beneficial. Where appropriate, we submit a pre-application to gain feedback, ensuring a smoother path for the planning process.
03 + Spatial Coordination
At this stage, the design is refined in detail, finalising layouts, materials, and positioning on site. We coordinate with consultants and prepare all necessary documentation for the planning application, considering local policies and any required reports. You’ll receive detailed CAD plans, sections, elevations, and a Design & Access Statement. We also explore interior concepts, develop a comprehensive 3D model, and produce high-quality visualisations. We recommend appointing a cost consultant early to keep budgets aligned with expectations.
Once submitted, the planning application enters a consultation and decision period, typically lasting around 14 weeks. Work usually pauses until a decision is made, though if a strong pre-application response has been received, we may begin Technical Design in parallel.
04 + Technical Design
This stage transforms the design into a fully detailed construction package. We produce precise technical drawings, schedules, and specifications, ensuring every element—from structure to finishes—is carefully considered.
We meet with you to finalise materials, fittings, and key details while coordinating with consultants to integrate all technical aspects. A well-prepared Technical Design package reduces risk and ensures accuracy during construction.
If necessary, we may also recommend updating the cost plan to keep the budget aligned. With everything in place, the project is ready to move into construction.
05 + Construction
During this stage, we support the contractor in getting started on site and coordinate any specialist submissions from suppliers and subcontractors. While we don’t manage the contractor’s work, we remain actively involved, answering queries, resolving site issues, and ensuring the design is delivered accurately and to a high standard.
A Contract Administrator (CA) oversees the building contract, certifying payments and ensuring compliance with the agreed documents. This role is best fulfilled by a Cost Consultant or Project Manager, depending on the project. Our focus is to maintain quality and ensure a smooth construction process.
06-07 + Post-Completion
Over the first year, minor issues may arise, and we’re on hand to help resolve them with the contractor. After 12 months, we ensure all defects are addressed before issuing the final certificate, officially concluding the contract.
We document the finished building, capturing photography and discussing potential publicity or awards. We also love staying in touch to understand how the design performs in practice and may ask to showcase your home to future clients—sharing your journey as inspiration for the next project.
